Update on Glendale's Market Conditions

There are currently 238 single family homes raging from $469,700- $4,200,000 averaging 61 days on the market. Charming character homes & established tree-lined neighborhoods make Glendale a sought after destination. Prices are an excellent value when compared to adjoining Silver Lake and Los Feliz.

SELLERS TIPS: Stage your home for sale, Phyllis Harb offers the complimentary services of a professional home stager to assist you in preparing your home for sale. Often, simply rearranging furniture and decluttering enhance the marketability of your home. Other times, inexpensive improvements will be recommended in order to further maximize your profits.

BUYERS TIPS: Flexibility: escrow period, possible rent backs, etc. Your flexibility often is often as important to the seller as the offered price. Of course homebuyers should be pre-qualified and the prequalification letter as well as evidence of your down payment should be submitted with your offer.

Cosmetic fixers may be the best opportunity for buyers to obtain a "deal". Cosmetic fixers are homes that offer updated major systems (roof, central air, etc.) but have unappealing flooring, wallpaper, etc.

ZIP Code: 91201-91208

Location Characteristics: Ranked among the safest US cities according to size, Glendale enjoys an eclectic mix of vintage architecture and newer homes. Glendale's central location provides an easy commute to Downtown LA, Burbank Studios, the San Fernando and San Gabriel Valleys. Renown for its scenic mountains, charming character homes and a vibrant downtown district, Glendale is a fabulous city to call home. There are numerous distinct neighborhoods; my favorites: Adams Hill (eclectic, views, hillside, many 1920's & 1930's homes), Cumberland Heights & Melwood Estates (Vintage Estates), Verdugo Woodlands (wooded - don't be surprised to see deer), Chevy Chase & Glenoaks Canyon (more deer in a quiet canyon setting), Rossmoyne & Northwest (generally vintage homes on flat lots).
